Description

A Grade II listed thatched cottage set in an elevated position, with wraparound gardens, generous parking and a flexible layout that combines period character with practical modern living.

The property retains many of the features that make traditional cottages so appealing, while having been carefully maintained with important improvements carried out over time. The thatched roof has recently had its ridge renewed, with the remaining lifespan expected to be around 10–15 years.

Inside, the ground floor offers a choice of living spaces and useful flexibility. The dining room centres around an inglenook fireplace with bread oven, while the lounge provides another character feature with its own inglenook, heavy beam, bread oven and a certified multi-fuel stove set within a lined chimney. Built-in storage and drawers add practicality alongside the original details.

The kitchen combines traditional style with modern convenience, fitted with cream shaker units, a Rangemaster cooker with gas hob and electric ovens, matching extractor, integrated fridge, dishwasher and bins, there is plenty of space for a dining table within the kitchen.

A separate utility room includes a sink, storage and space for laundry appliances, with a garden outlook. To the rear is a wet room shower with a WC and sink, a great practical addition to the ground floor.

The ground floor accommodation is particularly flexible, with a further room currently used as an office but equally suitable as a bedroom. A bright sunroom provides another adaptable space, working well as a study, playroom, library or occasional guest bedroom with sofa bed. Doors open directly onto the patio and garden.

Upstairs, there are three double bedrooms. The principal bedroom benefits from bespoke solid wood wardrobes, south and west-facing windows and views towards Dartmoor. A further front-facing double bedroom and a third bedroom with built-in storage provide comfortable accommodation for family or guests. The bathroom is a bright modern room with full-height tiling, bath with electric shower, vanity unit and two windows bringing in natural light.

Outside, the property sits within established wraparound gardens, with lawns, patios, sun terraces and a variety of seating areas. The cottage garden style planting includes a wide selection of roses and mature shrubs, creating a private outdoor setting that enjoys good levels of sunlight throughout the day. A gated driveway provides parking for around five to six vehicles, with access to an integral garage. A greenhouse and shed are also included, and the enclosed nature of the garden makes it practical for pets.

Overall, this is a character home where the traditional features have been thoughtfully retained alongside the improvements needed for comfortable everyday living. The combination of flexible accommodation, established gardens, parking and far-reaching views creates a rare opportunity to enjoy a well-maintained piece of Devon heritage.

ZEAL MONACHORUMis an ancient hilltop village surrounding a late Saxon church which forms the centre of the village’s conservation area and envelops a variety of listed properties. The village’s elevated location gives it views across to both Exmoor and Dartmoor and the Two Moors Way that links these national parks passes close by, Zeal M is also a stop on the Devonshire Heartland Way. While the village has Saxon roots, Zeal Monachorum, or the Latin; Cella Monachorum, means ‘Cell of the Monks’ and bears witness to King Cnut’s 1018 gift of the manor to the Cistercian abbey at Buckfast Abbey, it remained part of the Abbey until the reformation in 1539. Today, the village is home to a proactive community that makes good use of its village hall amenity and the W.I is one of the largest and most welcoming in the area. The village pub, The Waie Inn, is regarded as one of the most family-friendly pubs in the area and offers a wide range of sporting facilities as well as accommodation. The nearest shop is 1½ miles away at Bow where there is also a well-stocked garden centre with café. Buses to Okehampton and Exeter can also be found in Bow, while 1½ in the other direction at Morchard Road, is the Tarka Line rail line serving Barnstaple, Crediton, and Exeter. At eight-miles distance, Crediton is the nearest town and offers a range of amenities. Primary schooling is in BOW, OFSTED Good and is served by a minibus while children of secondary school-age catch the bus to Queen Elizabeth’s in Crediton.

DIRECTIONS : From Crediton take the A377 in a Westerly direction. Go straight through Copplestone on the A377 until you reach Morchard Road then take a left turn onto the B3220.  Take a left turn toward Zeal Monachorum and once next to the Church, take a right turn onto Western Road and then immediately right and the cottage will be found just along to the right.

About Helmores, Crediton

111-112 High Street, Crediton, Devon, EX17 3LF
Industry affiliations:

Most people thinking about selling have the same three worries: how long will it take, will I get a good price, and how stressful is it going to be? Everything we do is built around those three things.

Getting the best price starts with how your property is presented and who sees it first. Every Helmores property gets professional photography, cinematic property film, interactive digital tours, and premium Rightmove placement as standard. For the right properties, we add aerial footage from our qualified drone pilots and a feature in our printed lifestyle magazine. Better presentation creates more interest. More interest creates competitive tension. Competitive tension gets better offers. In 2025, our vendors achieved 98.7% of asking price on average, compared to a national average of around 96%.

You also get your own login to our app, where you can see exactly what we're doing: every viewing booked, every piece of feedback, every offer, all your documents in one place. No chasing us for updates. No wondering what's happening. You can see it for yourself, in real time.

The part most agents don't talk about is what happens after you accept an offer. Nationally, around 30% of agreed sales fall through before completion. Ours is 14%. The difference is dedicated in-house sales progressors who manage every sale from offer to keys. They chase solicitors, coordinate surveys, and solve problems before they become deal-breakers. We also qualify every buyer before solicitors are instructed: identity, proof of funds, mortgage decision. You're not three months into a sale before discovering the buyer can't proceed.

We've been selling homes in Crediton and Mid Devon since 1699. If you're even starting to think about it, we're happy to have an honest conversation. No obligation. No follow-up calls you didn't ask for.
