Description

A Grade II Listed, 3 to 4 bedroom 16th Century country cottage with annexe situated in the much sought after village of East Marden.

Set in the heart of rich South Downs countryside, the property is located beside St Peters Church and looks out over the village including the Manor House and downland countryside beyond. Internally, the house is rich with features including exposed timbers, an impressive inglenook fire place in the sitting room and a modern kitchen with stone worktops.

Recent enhancements to the property have included a new resin-bonded driveway, EV charging point, the addition of a 18' Drawing Room with vaulted ceiling, exposed brick and flint fire place and solid oak floor as well as a downstairs wet room with Fired Earth tiles. The upstairs accommodation has been divided so that bedroom 1 is accessed via it's own staircase with a partition wall dividing it from bedrooms 2 and 3. Outside there is a professionally built cabin, with underfloor heating, kitchenette, large bedroom/sitting room, WC and shower, and verandah, which a prospective purchaser may wish to look in to a variety of uses. There also a Shepherd’s hut with woodburner which is currently used as a home office. The property has a lovely good sized cottage garden, mostly lawn with a small orchard area and is completely surrounded by a mixture of brick and flint wall and well established hedges and trees. Adjacent to the house is a sheltered terrace ideal for outdoor dining with steps up to the lawn and shed. Additionally the vendor has installed a new state-of the-art, fully compliant drainage system.

The tranquil hamlet of East Marden lies in the heart of rich South Downs countryside. This is a particularly pretty village with a number of flint and tile houses clustered around a cup-shaped hollow in the centre of which lies the parish church and a thatched wellhead. It is at the heart of the Octagon parish community, renowned for a wide range of excellent local events and clubs. The surrounding countryside and farmland is designated as a National Landscape including some of the best scenery and walks in the county, and is within the South Downs National Park. It is also a designated dark sky area, providing beautiful night time views of the sky. Despite being largely unspoilt it is conveniently located within about 8 miles from both Petersfield and Chichester, together with good road and rail links to London. The surrounding area provides a varied choice of recreational activities. Immediately to hand are a number of both bridle and footpaths with many opportunities for walking and riding in the surrounding countryside. There are several choices of vehicle access to London. The closest is probably the A3 which can be joined at Petersfield by way of the B2141 and B2146. Rail connections to London can be found at Petersfield to London Waterloo in about 1 hour, or alternatively Chichester by way of Victoria in about 1 hour 45 minutes. The latter also provides a regular service to Gatwick in about 1 hour 10 minutes.
