Please tell us about the good and bad aspects of living in your local area:

The location is excellent, with great transport links that make commuting very convenient. There are several supermarkets, corner shops, printing services, and other useful amenities within walking distance, making day-to-day living easy. The neighbourhood is generally quiet, the main streets are well lit, and I feel safe living here. The main area for improvement would be the cleanliness of the surrounding streets, as litter can occasionally build up, which is a shame for everyone.

How has the building management responded to any problems or issues you have raised:

The on-site management team have always been quick to acknowledge issues and arrange maintenance where needed. Repairs have generally been handled efficiently, and the team are approachable and proactive in following up.

Please share one thing (or more) which you wish you had known before you moved in:

Didn’t realise just how convenient the location is beyond transportation until moving here. Having supermarkets, local shops, printing services, laptop repairs etc all within walking distance makes everyday life much easier.

Please tell us about the good and bad aspects of living in your local area:

Overall, Fizzy Stepney Green is incredibly well located, with great transport links, green spaces, pubs, restaurants and quiet residential roads. I’d really recommend living in Fizzy Stepney Green based on the location alone. The transport links are excellent, being close to 4 different tube lines is incredible. The building is 5 minutes away from the District line, Hammersmith and City line, and 10 minutes away from both the central line and DLR routes, we are also close to the Elizabeth line and overground lines at Whitechapel too. We are also very close to several good bus routes. It makes life so much easier being so well connected, as we have family and friends across London, we can easily get to all corners of London and to other parts of East London easily. We are also really pleased with the proximity to green spaces, being 5 mintues away from Milel End Park, and 15 minutes walk from Victoria Park. Both are great for spending time, and running. The building is close to the canal which is an excellent running and walking route. As a woman, I feel very safe running around this local area and would highly recommend. In terms of restaurants and pubs we are also lucky to have a great selection. We have a couple of small supermarkets only 5/10 mins away (a Tesco and Sainsburys) and a bigger Lidl only 15 minute walk away for the big weekend shop. We are close to some great east end pubs, and also a 15 minute walk away to the more gentrified fancy pubs in Mile End. Restaurants are excellent near us and another great reason why this location is so excellent! The street is generally a quiet residential one, however if your flat is street side you do experience quite a bit of noise during the summer. The only downside is that the street we’re on has quite a lot of footfall so it can be noisy with the windows open. Having said that – we have had no problems with loud noise late into the night, and have not once had issues with loud neighbours. Bin collections are at sensible times. Another slight downside is the parking situation, it has been very difficult to have visitors park nearby as the options are so limited. Overall I feel that this is an excellent location, I feel very safe as a young woman, and very lucky to be so close to transport options, good pubs, and green spaces as we are a young professional couple.

How has the building management responded to any problems or issues you have raised:

Fizzy have been great at quickly responding to our maintenance issues, and they were also excellent and responsive when we were viewing the flat too with our agent, Emma. From minor issues we've had with the flat, eg our wardrobe being squeaky to major ones when our dishwasher broke and sink fell away from the counter, they were all resolved quickly and with great professionalism. They also have taken feedback on board very well when we had an issue with our flat being left unlocked and the toilet used after a fire safety check while we were on holiday. I'd really reccomend Fizzy as a management company and it is a big part of why we've loved living here so far.

Please share one thing (or more) which you wish you had known before you moved in:

It's hard to get a sense of the location before you move in, but I can't emphasise enough how ideal it is here. We are so well connected, and I feel very safe as a young woman going for runs and walks here. The canal proximity has been such a win we hadn't realised before we moved in. I'd also be aware that the bills are high here, and you don't have much flexibility in providers. Finally it is a very well insulated development which is great in winter and very rough in a heat wave. It's hard to avoid that in London but worth being aware of. I'd still reccomend the development overall.

Please tell us about the good and bad aspects of living in your local area:

The local area is very well connected with the nearest tube stop a 5 minute walk away and 2 more different tube stops 10 minutes away. That covers 5 different tube lines so is more than accessible into central London and pretty much everywhere you need to go! The street and building feels safe and secure with security at the door to assist if needed. There are a range of small shops around, however the nearest supermarket is about a 15 minute walk. There is a new gym open nearby which is well priced and easy to get to. The bins get collected every week without fail and it is easy to discard of rubbish. As it is not on a main road there isn’t much traffic noise but there can occasionally be anti social behaviour and loud noises at night. Close to local parks and right on the doorstep of a local farm, basketball court and playground perfect for families.

How has the building management responded to any problems or issues you have raised:

We have raise a couple of issues that have been resolved extremely quickly. Our washing machine broke and was fixed temporarily the next day and a new one replaced with in 48 hours. Amazing service even with small things like changing light bulbs. I appreciate the constant communication on things like fire safety checks and any issues building wide like water etc… the portal works well to raise any issues.

Please share one thing (or more) which you wish you had known before you moved in:

I would like to have know more about the other buildings activities before joining. I feel like we now get communication about fitness classes, events, socials etc but it would have been nice to know this before and get involved. I would also tell a new neighbour that the flats get quite hot which is great in winter as the underfloor heating is not really needed but worth investing in fans in the summer or maybe black out blinds.

Please tell us about the good and bad aspects of living in your local area:

Location is close to central with good transport links. There is not much going on directly in the area, some corner stores and a local Tescos and Sainsbury's. 20-25 minute walk to Victoria Park.

How has the building management responded to any problems or issues you have raised:

They were responsive but the blame game was constant, which just leaves the residents suffering

Please share one thing (or more) which you wish you had known before you moved in:

How the management changed over time, with resident comfort no longer seeming to be a priority.

Please tell us about the good and bad aspects of living in your local area:

Stepney green has great access to victoria Park and Hackney which become the hubs. The Rusty bike, coborn and lord tredegar give a range of good locals. Fizzy Stepney Green is right by the station so always feels safe to walk between.

How has the building management responded to any problems or issues you have raised:

Really quick to respond to issues. When maintenance request was put in, always had someone come the same day. The handymen were very professional and always fixed the issue

Please share one thing (or more) which you wish you had known before you moved in:

The hot water is provided to all the buildings in the area by a single facility managed by a separate company. Occasionally went down but the fizzy team were very on it chasing the third party.

    Manager's response

Dear Matt, Thank you for taking the time to share your experience. We’re thrilled to hear that you’ve enjoyed the modern flats, their insulation, and the sense of safety and privacy in the building. It’s also wonderful to know that our team has been responsive and that you’ve had positive interactions with your neighbours. Your feedback is greatly appreciated and motivates us to maintain these high standards. Kind regards, Fizzy Team
