Amazing always super easy and quick to be repaired

Please tell us about the good and bad aspects of living in your local area:
The location is excellent, with great transport links that make commuting very convenient. There are several supermarkets, corner shops, printing services, and other useful amenities within walking distance, making day-to-day living easy. The neighbourhood is generally quiet, the main streets are well lit, and I feel safe living here. The main area for improvement would be the cleanliness of the surrounding streets, as litter can occasionally build up, which is a shame for everyone.
How has the building management responded to any problems or issues you have raised:
The on-site management team have always been quick to acknowledge issues and arrange maintenance where needed. Repairs have generally been handled efficiently, and the team are approachable and proactive in following up.
Please share one thing (or more) which you wish you had known before you moved in:
Didn’t realise just how convenient the location is beyond transportation until moving here. Having supermarkets, local shops, printing services, laptop repairs etc all within walking distance makes everyday life much easier.
Manager's response5Hi Amanda, Thank you so much for taking the time to leave such a detailed and thoughtful 5-star review! We’re absolutely thrilled to hear that you’re enjoying life at Fizzy Stepney Green. Our on-site team works hard to keep things running smoothly and resolve maintenance issues quickly, so knowing that their friendly, proactive support makes a positive difference to your day-to-day experience really means the world to us. It’s also great to hear how much you’re loving the local area! Having everything from transport links to local repair shops right on your doorstep is definitely one of the best perks of living here. Thank you as well for your constructive feedback regarding building-wide projects and street cleanliness—insights like yours are so valuable in helping us identify where we can advocate for improvements. We’re so glad to have you as part of our community. Thanks again for the high recommendation! Warmly, The Fizzy Stepney Green Team

Please tell us about the good and bad aspects of living in your local area:
Overall, Fizzy Stepney Green is incredibly well located, with great transport links, green spaces, pubs, restaurants and quiet residential roads. I’d really recommend living in Fizzy Stepney Green based on the location alone. The transport links are excellent, being close to 4 different tube lines is incredible. The building is 5 minutes away from the District line, Hammersmith and City line, and 10 minutes away from both the central line and DLR routes, we are also close to the Elizabeth line and overground lines at Whitechapel too. We are also very close to several good bus routes. It makes life so much easier being so well connected, as we have family and friends across London, we can easily get to all corners of London and to other parts of East London easily. We are also really pleased with the proximity to green spaces, being 5 mintues away from Milel End Park, and 15 minutes walk from Victoria Park. Both are great for spending time, and running. The building is close to the canal which is an excellent running and walking route. As a woman, I feel very safe running around this local area and would highly recommend. In terms of restaurants and pubs we are also lucky to have a great selection. We have a couple of small supermarkets only 5/10 mins away (a Tesco and Sainsburys) and a bigger Lidl only 15 minute walk away for the big weekend shop. We are close to some great east end pubs, and also a 15 minute walk away to the more gentrified fancy pubs in Mile End. Restaurants are excellent near us and another great reason why this location is so excellent! The street is generally a quiet residential one, however if your flat is street side you do experience quite a bit of noise during the summer. The only downside is that the street we’re on has quite a lot of footfall so it can be noisy with the windows open. Having said that – we have had no problems with loud noise late into the night, and have not once had issues with loud neighbours. Bin collections are at sensible times. Another slight downside is the parking situation, it has been very difficult to have visitors park nearby as the options are so limited. Overall I feel that this is an excellent location, I feel very safe as a young woman, and very lucky to be so close to transport options, good pubs, and green spaces as we are a young professional couple.
How has the building management responded to any problems or issues you have raised:
Fizzy have been great at quickly responding to our maintenance issues, and they were also excellent and responsive when we were viewing the flat too with our agent, Emma. From minor issues we've had with the flat, eg our wardrobe being squeaky to major ones when our dishwasher broke and sink fell away from the counter, they were all resolved quickly and with great professionalism. They also have taken feedback on board very well when we had an issue with our flat being left unlocked and the toilet used after a fire safety check while we were on holiday. I'd really reccomend Fizzy as a management company and it is a big part of why we've loved living here so far.
Please share one thing (or more) which you wish you had known before you moved in:
It's hard to get a sense of the location before you move in, but I can't emphasise enough how ideal it is here. We are so well connected, and I feel very safe as a young woman going for runs and walks here. The canal proximity has been such a win we hadn't realised before we moved in. I'd also be aware that the bills are high here, and you don't have much flexibility in providers. Finally it is a very well insulated development which is great in winter and very rough in a heat wave. It's hard to avoid that in London but worth being aware of. I'd still reccomend the development overall.
Manager's response4Hi Maya, Thank you so much for taking the time to share such a thoughtful, detailed review! We’re absolutely thrilled to hear that you and your partner love calling Fizzy Stepney Green home, and it’s wonderful to know you’ve been enjoying the incredible local area, green spaces, and transport links. We’re delighted that Emma made your move-in process so smooth and that Michel and our maintenance team have been able to support you so promptly whenever issues have popped up. Knowing that you feel safe, comfortable, and truly at home here means the world to us! Thank you as well for your honest feedback regarding room temperatures during the summer heatwaves and the ongoing utility costs. We completely understand how challenging those hotter days can be in a well-insulated building, especially on the ground floor. Your detailed insights are incredibly helpful as we continually look for ways to improve the living experience for our residents. We’re so glad to have you as part of our community, and we hope you continue to enjoy making the space your own for a long time to come! Warmly, The Fizzy Stepney Green Team

Please tell us about the good and bad aspects of living in your local area:
The local area is very well connected with the nearest tube stop a 5 minute walk away and 2 more different tube stops 10 minutes away. That covers 5 different tube lines so is more than accessible into central London and pretty much everywhere you need to go! The street and building feels safe and secure with security at the door to assist if needed. There are a range of small shops around, however the nearest supermarket is about a 15 minute walk. There is a new gym open nearby which is well priced and easy to get to. The bins get collected every week without fail and it is easy to discard of rubbish. As it is not on a main road there isn’t much traffic noise but there can occasionally be anti social behaviour and loud noises at night. Close to local parks and right on the doorstep of a local farm, basketball court and playground perfect for families.
How has the building management responded to any problems or issues you have raised:
We have raise a couple of issues that have been resolved extremely quickly. Our washing machine broke and was fixed temporarily the next day and a new one replaced with in 48 hours. Amazing service even with small things like changing light bulbs. I appreciate the constant communication on things like fire safety checks and any issues building wide like water etc… the portal works well to raise any issues.
Please share one thing (or more) which you wish you had known before you moved in:
I would like to have know more about the other buildings activities before joining. I feel like we now get communication about fitness classes, events, socials etc but it would have been nice to know this before and get involved. I would also tell a new neighbour that the flats get quite hot which is great in winter as the underfloor heating is not really needed but worth investing in fans in the summer or maybe black out blinds.
Manager's response5Hi Sienna, Thank you so much for taking the time to leave such a wonderful and detailed review for Fizzy Stepney Green! We are absolutely thrilled to read your 5-star rating across the board. It’s fantastic to hear how much you love the design of your two-bedroom flat—having equal-sized rooms, plenty of storage, and two bathrooms really does make co-living so much smoother! We’re also delighted that you’re enjoying the open-plan space, parcel room, outdoor courtyard, and the peace of mind that comes with having our friendly team at the door. Our cleaning team will be over the moon to hear your kind words about the corridors and common areas! We’re equally glad that our management team could get your washing machine sorted so quickly for you. Keeping communication clear via the portal and staying on top of both quick fixes and safety checks is super important to us, so it means the world to know you feel well-supported. Thank you as well for sharing your helpful insights about the local area and your advice for future residents! It's great to know you're making the most of the fantastic tube connections, nearby parks, and local farm. We’ve also taken your note on board regarding sharing event schedules earlier during move-in, and we appreciate the top tip on summer fans! We’re so happy to have you as part of the Fizzy Stepney Green community! Fizzy Stepney Green Team

Please tell us about the good and bad aspects of living in your local area:
Location is close to central with good transport links. There is not much going on directly in the area, some corner stores and a local Tescos and Sainsbury's. 20-25 minute walk to Victoria Park.
How has the building management responded to any problems or issues you have raised:
They were responsive but the blame game was constant, which just leaves the residents suffering
Please share one thing (or more) which you wish you had known before you moved in:
How the management changed over time, with resident comfort no longer seeming to be a priority.
Manager's response2Dear Former Resident, Thank you for sharing your feedback regarding your time at Fizzy Stepney Green. We take all resident reviews seriously as part of our commitment to continuous improvement. While we appreciate you highlighting our convenient location and transport links, we are disappointed that you chose to post this review anonymously. We always encourage open, direct dialogue, and it is difficult to fully address individual experiences when we cannot verify your tenancy or look into your specific communication history with our on-site team. Our management team has always maintained an open-door policy, and we regret that these concerns were not brought to our attention in a direct, one-to-one manner while you were living with us. Regarding the maintenance challenges you mentioned, we would like to clarify the operational responsibilities. As the landlord, Greystar is strictly responsible for the interiors of the apartments, including individual maintenance and remedial works. We take immense pride in our service, and we can assure you that all in-apartment maintenance remains fully up to date. The building-wide hot water issues experienced back in April 2026, as well as the building's fire alarm system, fall under the strict remit of the managing agents and freeholder, L&Q Group, who manage the building's infrastructure and communal plant rooms. Far from passing the blame, our team worked tirelessly to advocate on behalf of our residents, constantly pressing L&Q and the energy providers for swifter resolutions. To ensure absolute safety during the fire alarm fault, a dedicated fire watch team was immediately deployed to monitor the building—a proactive measure we prioritised to keep our community safe while pushing the freeholder for a permanent fix. We always put resident comfort and safety first, and we are proud of our team's dedication to maintaining high standards within the areas we directly control. We wish you the very best in your new home. Warm regards, Fizzy Stepney Green Team
