Description
Purchased in 2023 as a personal renovation project, the apartment was comprehensively refurbished by its owner, an MRICS Chartered Surveyor, with the focus on creating a comfortable, well-built home rather than a cosmetic refurbishment. The result is a genuinely turn-key property with excellent attention to detail throughout.
The standout feature is the setting. The apartment backs directly onto Mountsfield Park, with views across the greenery from the rear of the property. Whether it's a morning coffee, evening drink or a run through the park, the combination of a quiet residential setting and immediate access to open space is hard to replicate in this part of London.
Inside, large double-glazed UPVC sash windows bring plenty of natural light into the apartment, with east- and west-facing aspects creating a bright feel throughout. The open-plan living space is finished with a contemporary handleless Howdens kitchen, integrated AEG appliances and an integrated media wall, while smart lighting and automated blinds add a discreet touch of technology.
The refurbishment
The apartment has been comprehensively upgraded since 2023, including:
Full rewire and new consumer unit
Full replumbing, including new bathroom and kitchen fittings
Refurbished boiler and heating system with Hive smart controls
Replacement double-glazed UPVC sash windows
Full sound-proofing floor insulation, including 100mm Rockwool between the joists and a dense acoustic vinyl layer
Replastering and full redecoration in Farrow & Ball Wevet
Refurbished original internal doors, including a sliding pocket door to the bathroom
Engineered parquet-effect LVT flooring throughout the main living areas
Cream wool-spun carpets to both bedrooms
New handleless Howdens kitchen with integrated AEG appliances, including washer/dryer, smart hob and extractor
Integrated media wall with 60" TV provision, soundbar shelf and console storage
Ring video doorbell and CCTV floodlight camera
The refurbishment has created a low-maintenance home that combines the character of a Victorian property with the comfort and practicality of a modern renovation, with fixtures and fittings still within warranty.
Living on Farley Road
Farley Road offers a particularly appealing combination of green space, local amenities and fast connections into central London.
Hither Green station is approximately a 10-minute walk away, with direct services to London Bridge, Cannon Street, Waterloo East and Charing Cross. Mountsfield Park is effectively on your doorstep, while the surrounding area offers a growing selection of cafés, pubs, restaurants, supermarkets and fitness facilities.
For everyday essentials, Lidl, Aldi and Tesco are all within easy reach, while local favourites such as Found Hope provide an independent option for coffee, food and provisions.
With its combination of park views, excellent transport connections and extensive refurbishment, this is a home that offers considerably more than its address might initially suggest.
Tenure: Leasehold – 122 years remaining
Council Tax: Lewisham, Band C
EPC: D (windows and insulation upgraded since assessment)
A word from the owner
What do you love most about living here?
The park. Having Mountsfield Park directly behind the flat has been one of my favourite things about living here. I regularly go for a run there, and it's a great place to have on your doorstep.
What's your favourite thing about the flat?
The media wall and lighting make the living room a great place to relax, particularly for films, box sets and football. I also hadn't lived with smart-home technology before this flat and now I wouldn't want to go back to ordinary light switches.
Why are you selling?
I'm looking to move closer to family in Brighton as my parents get older, and my work is taking me away from London more often. I'm therefore less reliant on the excellent Hither Green connections than I was when I bought the property.
What are the average bills?
Gas, electricity and water are approximately £120 per month combined.
