Description

Occupying an enviable position in Lodge Moor, one of Sheffield's most prestigious and sought-after suburbs, this exceptional four-bedroom semi-detached residence sits on the edge of the Peak District and offers a remarkable family home. Carefully extended and beautifully appointed across three floors, every element has been considered to combine elegant design, generous proportions and the demands of modern family living.

An impressive entrance hall provides a striking introduction, immediately setting the tone for the attention to detail found throughout and leading into a collection of designed living spaces.

The defining feature of the ground floor is the spectacular extended kitchen and dining area. Bathed in natural light and enjoying a wonderful outlook across the garden, this superb space has been designed as much for entertaining as it has for everyday family life. The elegantly appointed kitchen incorporates a comprehensive range of integrated appliances alongside a feature Belfast sink, while the generous dining area provides the perfect setting for everything from relaxed family meals to evenings spent hosting friends.

The generously proportioned bay-windowed living room is centred around a charming log-burning stove, the room offers a warm and inviting contrast to the open-plan accommodation and creates a wonderful environment in which to relax and unwind. A beautifully finished ground-floor shower room featuring a contemporary three-piece suite adds further practicality.

The bedroom accommodation is arranged across the first and second floors and comprises four beautifully appointed double bedrooms, each offering excellent proportions and ample space for freestanding or fitted furniture. Occupying the entire second floor, the impressive principal bedroom enjoys an excellent degree of privacy and benefits from a fantastic walk-in wardrobe, creating a luxurious space away from the main living accommodation.

Serving the bedrooms is a stylish family bathroom, beautifully finished with a contemporary four-piece suite and designed to complement the quality found throughout the rest of the home.

Outside, the rear garden is every bit as impressive as the interior. Impeccably landscaped with a naturalistic cottage-garden design, it creates a wonderfully peaceful setting filled with established trees, colourful planting and an abundance of flowers. Directly from the kitchen, a generous patio provides an ideal setting for alfresco dining and summer entertaining before leading into the garden itself. Meandering through the established planting, the garden culminates in a charming pond and secluded seating area – a tranquil spot for a morning coffee, an evening drink or simply enjoying the surroundings.

To the front, a block-paved driveway provides off-road parking and is complemented by an impressive integral triple tandem garage. Offering parking alongside a dedicated workshop area, it provides a level of versatility rarely found in homes of this type.

Occupying a highly desirable position on Sheffield's sought-after western fringe, Lodge Moor offers an exceptional blend of city convenience and access to the outdoors. The area is renowned for its excellent schools, local amenities and strong transport links, while the Peak District, Redmires Reservoirs and picturesque surrounding countryside are just moments away. With its attractive surroundings and superb access to both Sheffield and open countryside, Lodge Moor remains one of the city's most desirable places to live.

REDBRIK SECUREMOVE™ - IMPORTANT PLEASE READ:
Redbrik is marketing this property with the benefit of Redbrik SecureMove™. Redbrik has introduced SecureMove™ to help speed up the sales process, minimise sale fall-throughs and give more certainty to both the Seller and the Buyer. Purchasers will benefit from the Buyer Information Pack (BIP), which we have created with our legal partners, to give buyers more information before they agree to purchase.

The pack includes:
TA6 (Property Information Form)
TA10 (Fittings and Contents)
Official Copy of the Register
Title Plan
Local Search*
Water and Drainage Search*
Coal and Mining Search*
Environmental Search*

(Redbrik has ordered the local, drainage, coal and environmental searches; we will add these to the BIP as they become available)

Redbrik SecureMove™ allows the sale process to be completed significantly quicker than a ‘normal sale’. This is because the legal work, usually done in the first four to eight weeks after the sale is agreed, has already been completed. The searches, which can take up to five weeks, are ordered on the day the listing goes live and are transferable to the successful Buyer as part of their legal due diligence.

Additionally, and on behalf of the Seller, Redbrik requires the successful Buyer to enter into a Reservation Agreement and pay the Reservation Agreement Fee of £595 (including VAT). This includes payment for the Buyer Information Pack and all the searches (which a buyer typically purchases separately after the sale is agreed).

Upon receipt of the signed Reservation Agreement, payment of the Reservation Agreement Fee, completion of ID and AML checks and the issuing of the Memorandum of Sale, the Seller will agree to take the Property off the market and market it as Sold Subject To Contract (SSTC).

During the Reservation Agreement period, the Seller will reject all offers and not enter into another agreement with any other buyer. The reservation period is agreed upon at the time of sale but is usually between 60 and 120 days.

The Reservation Fee is non-refundable except where the Seller withdraws from the sale. A copy of the Reservation Agreement is available on request, and Redbrik advises potential buyers to seek legal advice before entering into the Reservation Agreement.
