The south-facing plot extends to approximately 1,480 sq m and benefits from stunning views across the valley towards green hills, with winter views where you can see the mountains near Schiehallion and beyond Kenmore and Loch Tay. Outline planning consent was granted in January 2025 and services are available on or adjacent to the site.

Privacy is a major feature, with mature hedging, trees and woodland surrounding the plot, creating a secluded setting. A private access right is secured permanently, and several mature trees have been retained within the site.

The plot has two practical considerations: an overhead power line crosses part of the site, though it is high enough not to affect the proposed one-and-a-half-storey house design and can be relocated underground if desired. Planning conditions also require improvements to the existing entrance from the B846, including provision for bin storage; approvals for the entrance works have already been obtained.
