Description
The Property - Dating from the 1960's, Sheriffs Mead is in the heart of the village and offers well balanced accommodation. A dual aspect sitting room gives a good light room with sitting and dining areas leading to the rear patio. The kitchen sits in the centre of the house and has a good range of wall and floor units, the usual appliances and a walk in larder. The three bedrooms are all double bedrooms with built in wardrobes in bedroom two. The family bathroom with a shower is across the hallway.
The two garages are attached to the house adjacent to the driveway and parking. There is a personal door to the larger garage with a back door to the garden beyond.
The attic has an existing window with excellent potential offering fantastic scope to develop into extra usable living space, subject to necessary consents
Sheriffs Mead translates to “Sheriffs Meadow “, honouring the village's Domesday link to Baldwin the Sheriff, who held the Manor in the Norman times, with the village being named Shroton originating from the “Sheriffs estate”.
Outside - Set back from the quiet lane, the wide front garden is behind a low lying wall with wrought iron gates giving access to the drive and garaging (with electricity) and with a path to the front door. The large and level lawn to the rear is a wonderful backdrop from the house and patio / terrace area off the sitting room. To the rear of the garden, in the shade of the trees are vistas over fields towards Hambledon Hill. There is also a sizable outbuilding within the garden, that has electricity connected and therefore with potential, subject to consents.
In total Sheriff's Mead is approximately 0.3 of an acre.
Situation - Shroton is a desirable village set off the Blandford to Shaftesbury Road just outside the Cranborne Chase National Landscape but inside the Conservation Area.
Shroton is famous for the historic Shroton Fair (now has a “Shroton Fair gin” named after it) with agricultural meadows along the River Iwerne and overlooking the National Trust prehistoric hillfort of Hambledon Hill.
There is a Parish Church, a farm shop, Public House and a network of footpaths whilst further local amenities are available in Child Okeford and Iwerne Minster. More comprehensive shopping and dining facilities as well as a hospital, leisure centre and and doctors surgery can be found in Blandford Forum, approximately 5 miles and Shaftesbury, approximately 7 miles. The area is well known for its excellent range of independent and state schools. There is a mainline railway station at Gillingham 12 miles away which runs direct to London, Waterloo and the A303 some 13 miles to the north giving access to the south-west and London, via the M3.
