Description

Four Bedroom Detached Property For Sale in West Haddon

There are plenty of modern family homes available, but finding one with this much garden, this level of privacy and a double garage is a little more difficult.

Built by Davidsons in 2017 to their Evesham design, this four-bedroom detached home has had just one careful owner from new. They chose a number of upgrades when they bought it and have clearly looked after it ever since.

The house sits in a lovely position within a quiet cul-de-sac in West Haddon, with a generous driveway and detached double garage creating an attractive approach. It feels nicely tucked away and, importantly for a family home, there is plenty of parking.

Step inside and the spacious entrance hall immediately gives you an idea of the proportions. Amtico flooring runs throughout the ground floor, helping the rooms flow together, while the staircase rises centrally to the first floor.

The kitchen/diner/family room is undoubtedly the heart of this home and is exactly the sort of space most families are looking for.

Bright and dual aspect, the upgraded kitchen has plenty of storage, built-in appliances and quartz work surfaces, with a large central island providing additional preparation space as well as somewhere to sit with a coffee or chat while dinner is being prepared.

There is plenty of room for a proper dining table too, without compromising the kitchen, and French doors open directly onto the garden. In the warmer months you can imagine having the doors open and people moving easily between the kitchen and patio – it is a very sociable layout.

Just off the kitchen is a separate utility room with its own external door. It keeps the washing and everyday clutter out of the main kitchen and is particularly useful when returning home with muddy boots or a wet dog.

The lounge is separate and overlooks the rear garden. It has a comfortable, cosy feel and provides somewhere to retreat to in the evening away from the busier family kitchen.

One of the things we particularly like about this design is the additional reception room. Currently lending itself perfectly to a home office, it could just as easily become a playroom, formal dining room, snug or teenage den. If circumstances required, it could even provide occasional ground-floor bedroom space.

A downstairs WC and useful understairs storage complete the ground floor.

Upstairs, the sense of space continues with a generous landing and four genuinely useful double bedrooms – so there really shouldn't be too many arguments over who gets which room.

The main bedroom has fitted wardrobes and its own ensuite shower room, while bedrooms two and three also benefit from fitted wardrobes. The fourth bedroom is another good-sized double rather than the token small bedroom sometimes found in modern four-bedroom houses.

The family bathroom is particularly practical, providing both a bath and a separate shower enclosure, which is always useful in a busy household.

And then there is the garden.

For us, this is what really separates the property from many other homes of a similar age.

It is surprisingly generous, with a broad lawn, mature trees around the boundaries and plenty of room for children, dogs, entertaining or simply enjoying some outdoor space. More importantly, it feels wonderfully private. There is established greenery beyond the boundaries rather than rows of neighbouring windows looking straight back at you.

There is also an unusually generous amount of space to the side of the house, together with gated access and a personal door into the garage.

The detached double garage has power, lighting and useful eaves storage and is currently being used partly as a home gym. Whether you actually want to put two cars inside it, create a workshop, gym or simply enjoy an enormous amount of storage, having a proper double garage is a real advantage. The driveway in front provides further off-road parking.

Living in West Haddon

West Haddon remains one of those Northamptonshire villages that works particularly well for families because you can enjoy village life without feeling cut off from everyday necessities.

There is a village shop and Post Office, pubs, playing fields, church and an active local community, together with West Haddon Endowed CE Primary School. For secondary education there are a number of options in the wider area, subject of course to individual admissions and catchments.

If walking is important, there are footpaths and countryside routes leading out from the village into the surrounding Northamptonshire countryside, making it a particularly pleasant spot for dog owners and anyone who likes getting outside.

For commuters, West Haddon is well placed for access towards the A5, M1 and M6, with Rugby, Northampton and Daventry all within reach. Rail services are available from nearby Long Buckby and Rugby, with Rugby particularly useful for faster services towards London Euston and Birmingham.

All things considered, this is a very well-balanced family home. The kitchen is excellent, all four bedrooms are useful, there is flexible downstairs accommodation and a double garage – but it is the size and privacy of the garden that we think buyers will remember after viewing.

For a modern home in West Haddon, that combination is not particularly easy to find.

About Campbells, Northamptonshire

2 James Watt Close, Drayton Fields, Daventry, NN11 8RJ
Industry affiliations:

Campbells are trusted local estate agents covering Northamptonshire and Warwickshire. Established in 1989, we have decades of experience helping people successfully sell and buy property.

Our aim is simple: to help our clients achieve the most amount of money, in the quickest amount of time, with the least amount of inconvenience.

We know that every seller is different. Your circumstances, timescale, property and priorities all matter, which is why we don't believe in a one-size-fits-all approach to selling a home.

At Campbells, we offer different methods of sale and will recommend the strategy we believe gives you the best possible chance of achieving your goals. That might mean generating competition, preparing more thoroughly before going to market or finding ways to make the legal process quicker and more secure.

We also put a great deal of emphasis on helping buyers.

Buying a home can be just as stressful as selling one, so our team is here to help you understand the local market, find suitable properties, arrange viewings, negotiate with confidence and guide you through the process from your initial search right through to collecting the keys.

We also work closely with buyers who are actively looking in Northamptonshire and Warwickshire, often helping to match them with suitable homes before they might otherwise have found them.

Our approach is based on honest advice, good communication and doing things properly from the very beginning. Our 5-star reviews reflect the relationships we build with our clients and the level of service our team works hard to provide.

Whether you're thinking of selling, searching for your next home or simply want some straightforward property advice, our door is always open.
