Description

You are welcomed by a generous entrance hall, creating an immediate sense of space and setting the tone for the well-balanced accommodation throughout.

There is a bright and sociable open-plan living, dining and kitchen area. The contemporary kitchen has been thoughtfully designed with integrated appliances, providing a stylish yet practical workspace. The adjoining living and dining area offers an inviting environment for both relaxing and entertaining, with the added benefit of direct access to a private balcony.

Perfectly suited to a bistro table and chairs, the balcony provides a peaceful outdoor space to enjoy morning coffee or al fresco dining in the evening, while taking in the surrounding outlook.

**Vendors note**

I have been the sole owner and occupier of this lovely flat since it was built in 2012. As a first-time buyer, it was a fantastic first step onto the property ladder, and it has been a home I have genuinely loved living in.

The top-floor, end-of-block position was one of the things that first attracted me. The rooms are a good shape, making them easy to furnish, and the flat feels private and surprisingly spacious for a property within a block.

One of my favourite things about the apartment is the amount of natural light. The bedrooms enjoy the morning sunshine, while from around 2pm the balcony catches the afternoon and evening sun. The mature trees along Pipers Way provide a lovely sense of privacy, and despite being close to the road, I have always been pleasantly surprised by how quiet the flat feels.

The balcony has been a real bonus. There are only six apartments in the block and just three have balconies, so you don't have someone sitting immediately alongside you. It’s a good spot for a coffee, a wine or simply making the most of the afternoon sun.

The layout has always worked well for me. The wide hallway gives useful storage space and room for a bookcase, while the second bedroom has easily worked as both a bedroom (fitting a double bed) and an office. The en-suite to the main bedroom and second bathroom are also useful, particularly when having friends or family to stay.

The large storage cupboard has been a real life saver, giving you somewhere to hide away all those awkward, seasonal and not-so-pretty things — Christmas decorations, the ironing board, DIY equipment etc.

Having a dedicated parking space also takes the hassle out of getting home at the end of the working day, with the space only around 20 paces from the entrance. Being able to see the car from both bedrooms is another small but useful bonus.

The location is another real highlight. Old Town, Town Gardens, Coate Water, Croft Sports Centre and Wichelstowe are all within easy reach, with Old Town around a 10-minute walk away. There are excellent road and cycle links to the wider area, and the A419 and M4 are easily accessible.

The Co-op (with a Costa machine!) just across the road, is incredibly handy for those everyday essentials.

I have taken great pride in looking after the apartment and hope it will be as happy a home for its next owner as it has been for me.
