A one-off timber-frame house, built by hand in 2014 and lived in ever since by the family that built it. Built to a very high standard almost exclusively with natural materials with lots of unique and quirky touches, it is a home that truly feels full of heart.
The ground floor is a large L-shaped open-plan space for kitchen, dining and living, with bifold doors that open out onto the courtyard garden. The vaulted ceiling creates a sense of space and 3 skylights provide lots of light. There's a double range cooker with induction hob - perfect for hosting. The living room features floor to ceiling bookshelves. There is also a larder and toilet/shower room. Underfloor heating runs throughout the ground floor, though it is rarely needed.
On the first floor there are three bedrooms - two good sized doubles and a single with a built-in double platform bed. The main family bathroom has a roll top bath and a walk in shower.
The top-floor room is very large with high ceilings and can be used as a bedroom or office or both. The owners used it to run their business from and sound insulated it which is great if you work from home.
The house features triple glazing, deep insulation and an MVHR system that pushes filtered fresh and pre-warmed air into every room on a continuous basis. This means that the house is warm throughout the year with minimal energy input. Evacuated solar tubes on the roof heat the water through summer. A wood pellet boiler in the living room takes over for heating and hot water in the colder months. Solar panels feed the house directly, reducing daytime electricity costs. Due to the complexity of the construction it would have been very expensive to get an accurate EPC - the standard report rates the house at a C but the real-life performance is actually equivalent to an A. Pellets are delivered and paid for by the landlord, who also arranges the annual service.
The garden is large for Easton and enclosed on all sides. There is a good size decked area with built-in benches, a lawn, fig trees and a mature grapevine. Basic maintenance is arranged twice a year. A wide gate opens straight onto the street into the bike shed, so bikes (including cargo bikes) can go in and out without being wheeled through the house.
