Description
Set within catchment of outstanding local primary schools, and just a few minutes walk from the wonderful Church Street, this impressive 1,050 sq ft duplex apartment offers spacious and versatile accommodation arranged over two floors, complemented by the rare benefit of a private patio garden. With three well-proportioned double bedrooms, two bathrooms and generous living space, the bright and spacious apartment provides an excellent balance of comfort, practicality and flexibility, making it an ideal first home with plenty of room to grow into.
The apartment enjoys a highly convenient Stokey location, just moments from the High Street and vibrant Church Street, with its popular independent shops, cafés, restaurants and local amenities. It’s a quiet location close to some of the borough’s best green spaces, too, with Abney Cemetery close by, and the award-winning Clissold Park in within easy reach. The surrounding area also offers a choice of well-regarded schools, including outstanding William Patten Primary School, making this an appealing option for both first-time buyers and young families alike.
Transport links serving the City and Central London are swift and simple, with the numerous bus links that run along Stokey High Street, Brooke Road and Church Street all readily available, and with Stoke Newington Station (Overground) just an eight minute walk away.
In the Owners’ words:
We’ve loved living in this warm, secure and spacious flat for 25 years, since it was brand new. I first bought as a young professional with a friend, then, after she moved out, rented rooms to flatmates for a period, before meeting my husband. We had a child together ten years ago who has grown up here. It’s been a brilliant home for our family, with loads of space for home-working as well as entertaining, and having family and friends over to stay. The walled patio is big enough to eat outdoors in the spring/summer and to grow plants and vegetables in (if you have green fingers).
It’s a super convenient part of Stoke Newington for public transport with all bus routes very nearby, and Stoke Newington Station a few mins walk away. Church Street and the High Street are right on our doorstep, and both have amazing cafes and restaurants which we’ve made great use of over the years by going for brunch or dining out with family and friends. Clissold Park, Abney, Hackney Downs and the lovely St Paul's Rec gardens where our daughter learned to ride her scooter and roller skate, are all close by.
Given the flat’s central Stoke Newington location, it's surprisingly quiet. We’ve recently had the ensuite bathroom renovated. The flat is extremely well insulated, so it keeps warm in winter, and can be kept cool in summer with double doors in every room. The bedrooms being on the lower ground floor means they are cooler in the summer, while not losing any light thanks to the patio. There is little to no noise between the flats as it’s so solidly built, and because of the layout, our living room is over our own bedrooms, so there is no being woken up by people in the rooms above.
As a small block of 8 flats, there is a good sense of community here among our neighbours. The majority of the other flat owners have also lived here for two decades. We’ve seen the other kids in the building grow up, go to William Patten, and babysit our daughter after school. Stoke Newington, through both nursery and school, has been the best possible community. Our daughter’s friends all live only 5 mins walk away and the other parents are now good friends of ours too. It’s truly a great flat, in a great place to live.
