Description

An equestrian complex with large farmhouse and excellent facilities set in approximately 8.7 acres with fields, stables, walker and menage.

The Property - Sycamore Farm is an intriguing house, effectively with two wings and is symbiotic in family living as well as running an equestrian business. The two 'halves' are linked by a very useful and large utility area with door to the central courtyard and a shower room / guest WC. The 'north' wing comprises the formal drawing room with it large inglenook fireplace with wood burner inset. This links, via the hallway with stairs and front door, to a good dining room which in turn leads to what is currently a tack room with further access to the courtyard as well.

Upstairs is the principal bedroom, created from two bedrooms and a further smaller bedroom with an en-suite bathroom with a separate bathroom further along the landing.

The 'south' wing has the farmhouse kitchen with an electric range and a full range of wall and floor units and a sizeable breakfast / dining area. This then leads to the sitting room, beyond which is a lobby with access to the courtyard and the stairs to the first floor. The landing is central to this part of the house and has the three remaining bedrooms and a family bathroom all comfortably adjacent.

Outside - Approached from the country lane is the driveway to wooden gates, just past the original front door to the house. There is plenty of parking and large turning area past the double garage and stable yard beyond. A small area of garden lies opposite the front door. The enclosed courtyard in front of the house not only gives various accesses to the house but would be ideal for al fresco entertaining and easy maintenance.

There are up to eleven stables and a feed room set around the yard. Four of them are larger foaling stables. The yard also has a Claydon four horse 'walker' and a Monarch round pen. A wide drive leads to an open-air menage measuring approximately 38m x 18m, which has been constructed in what was the old walled garden. This arena has a good covered viewing area.

A short stroll through the yard takes you to a metal five-bar gate, leading to a block of 7.5 acres of level free-draining land. The land is fully enclosed with no rights of way and also contains an open-sided barn, which could be brought back into use.

Situation - Stoke Trister is a small village in a rural situation with countryside views. The historic town of Wincanton lies approximately 2.5 miles to the west and provides all essential and additional amenities within a ten minute drive. The A303 junction is also within a 10 minute drive, facilitating easy access east and west. Riding out is plentiful in the nearby Pen Selwood area just to the north.
