Description
Step inside this bright and welcoming home, where a spacious entrance porch and hallway lead seamlessly into the heart of the property. The impressive open-plan dining area and kitchen create a sociable and versatile space, perfectly suited to both relaxed family life and entertaining guests. Just off the dining area, the inviting living room provides a cosy retreat, centred around a charming log burner that creates a warm and welcoming atmosphere. French doors open directly onto the garden, effortlessly connecting the indoors with the outside and allowing plenty of natural light to fill the room. The stylish modern kitchen has been thoughtfully designed with both practicality and contemporary living in mind. Sleek fitted units are complemented by elegant quartz worktops, creating a sophisticated yet highly functional space. With direct access to the rear garden. The ground floor also features two generous double bedrooms, both offering comfortable and versatile accommodation, together with a beautifully refitted contemporary shower room.
Stairs rise to a useful attic space. This area is currently used as a double bedroom with modern recently re-fitted bathroom, however we are not able to describe this space as additional accommodation. This is because it is unknown as to whether planning permission or building regulations were obtained at the time the work was carried out (which we believe is around 30 years ago).
The property has benefited from a comprehensive programme of improvements by the present owners including, newly fitted kitchen and bathrooms, uPVC double glazing, internal redecoration and garden landscaping.
OUTSIDE
Outside is where this property truly comes into its own. Occupying a generous corner plot, the side and rear gardens provide an excellent amount of outdoor space, featuring a well-maintained garden, attractive flower borders and several dedicated seating areas. The garden is perfectly suited to outdoor dining and entertaining, while also providing plenty of opportunities to simply relax and enjoy the sunshine. Further features include a pizza oven, wooden shed and summer house, adding both practicality and versatility to the outdoor space. The property also benefits from a single attached garage and off-road parking to the front, providing valuable additional storage and convenient private parking.
With its bright interiors, excellent flow and appealing connection to the garden, this is a home that offers both comfort and style, with beautifully considered spaces for everyday living and entertaining.
LOCATION
Colyton is a pretty and historic town with a village feel with a range of local facilities including health centre, library, butcher`s, pharmacy, convenience stores, fish and chip shop, pubs, tea rooms, a garden centre and a variety of small shops and services. The beautiful Norman Church is the centre point of the town, which is most famous for its role in the 1685 Monmouth Rebellion. On the edge of the town is the Seaton tramway station which operates services throughout the summer along the Axe Estuary, linking Colyton and Seaton, which is very popular with tourists. The nearby Colyton Grammar School is another draw for the area as the school consistently appears in the top 10 Grammar Schools in the country. The Jurassic Coast and pretty harbour at Axmouth are just 2 miles away, with the seaside resort of Lyme Regis just 7 miles to the east, and Sidmouth just under 11 miles to the west.
ADDITIONAL INFORMATION
The current owners have lived in the property for 9 years and in that time, they have completed many improvements. The kitchen was fitted only around 3 years ago and includes integrated electric oven, induction hob, microwave, under counter fridge, under unit lighting and pull-out bin, finished with a Quartz work top. The bathroom was re-fitted about 5 years ago and the shower room around 8 years ago. Within very recent weeks, three Velux windows in the loft have been replaced, all have fitted blinds. A brick built pizza oven has been constructed in the garden. The summer house has power connected via the garage. There is space and plumbing in the garage for washing machine and tumble dryer. Central heating is fired by a Worcester gas combi boiler which is situated in the loft.
