Ground floor

The entrance room is currently arranged as a small seating and plant area. It could also work particularly well as a boot room or practical space for dogs, coats and outdoor equipment.

The large kitchen has extensive cupboard and drawer storage, an oven, hob, dishwasher, fridge and a three-metre island with plenty of space for food preparation and informal dining. A substantial under-stairs cupboard provides further storage.

The spacious lounge can accommodate several uses and currently includes a work area. A built-in desk and bookcases may remain or be removed by agreement.

First floor

Two parking spaces immediately outside the garden gate are reserved for the main house, with the EV charger located beside them.

The annexe has its own parking space and a small outdoor seating area. That seating area may occasionally be needed for temporary access, but it is not an additional parking space for residents or guests of the main house. Further visitor parking is ordinarily available along the street.

The annexe is a completely separate building, with no connection to or shared internal space with the main house, and will be occupied under a separate arrangement.

Barsby is a small rural Leicestershire village surrounded by countryside, with public footpaths and attractive walking routes accessible locally. The area is particularly well suited to dog owners, with countryside walks from the village and several nearby dog-friendly places to visit.
