#TheGardenOfEngland

No Chain

Located in an idyllic spot on the outskirts of Warehorne village, this modest detached oast house sits among open countryside and offers 3 bedrooms, kitchen/dining room, family bathroom and living room. Externally there is off road parking for 3 vehicles, a good sized garden (in all 1.48 acres), splendid views and a detached barn for storage.

Potential to purchase more land (subject to negotiation).

The property is located in a wonderful rural position on the outskirts of Warehorne. The pretty village of Warehorne is a small and historical village with village green, ancient church and popular public house. Nearby towns include the cinque port town of Rye, about 8 miles, Tenterden, about 6.9 miles, and Ashford, about 6.8 miles, the latter with its excellent shopping, entertainment and transport facilities (London St Pancras about 37 minutes), and the motorway network can be accessed at Junction 10 of the M20. The nearby towns all offer excellent schools with wide selection of both private and state schools. There are beautiful countryside walks all on your doorstep.

Hockley Oast

Hockley Oast is a charming detached single roundel oast house that has been in the same family for generations. The property has been well maintained over the years and retains much of the charm and character throughout. The accommodation consists of, on the ground floor, an entrance hall with stairs to the first floor, a sitting room within the single roundel with feature open fireplace, and an open plan kitchen/breakfast room flowing into the dining area. The kitchen is tastefully fitted with a range of painted units with wood worksurfaces over, a freestanding oven, space for a washing machine, dishwasher and fridge/freezer. Upstairs, there are 2 generous double bedrooms, 1 within the roundel, and a good size single bedroom. They all share the family bathroom which has a bath with shower over, a pedestal wash basin and w/c. From all of the windows you can enjoy fabulous far reaching countryside views.
The property lends itself to being extended, subject to the necessary planning consents.

Outside
Gardens (about 1.48 acres in total)

To the side of the property, there is off road parking for at least 3 cars (note: there has to be access to the field gate to the side at all times). The gardens surround the property and are laid to lawn with some paved pathways and mature shrubs/trees. Adjacent to the property is the detached barn/workshop/store, great for any sort of storage required. The land wraps around and extends down to a separate 5 bar gate. The land is surrounded by fields that are grazed by local sheep. There is the potential to purchase further land, subject to negotiation.

Footpaths/Rights of Way
The Property is visible from two Public Footpaths. One long footpath is situated along the northern boundary of the field between The Property and Adams Wood running from the north west to the south east. (Path No AE600). The second exits Adams wood and crossing from the north east to south west (Path No AE604). Note: ONLY path AE604 follows a part of the boundary of the property, the other path AE600 goes along the field edge next to the wood and does not touch the property at any point.
