Description

An outstanding character village cottage, believed to date from the latter half of the 19th century, forming one of the outlying estate cottages of the historic Tyntesfield Estate. Once extending to some 6,000 acres between Portishead and Backwell, but centred on Wraxall, the estate was one of the great Victorian country estates of the South West.

The estate was gradually dispersed from the 1960s onwards, with the final remaining core comprising Tyntesfield House, Home Farm, the parkland and approximately 560 acres passing into the care of the National Trust. Today, the cottage enjoys an exceptional setting surrounded by protected Green Belt countryside, while, at the end of The Grove, a short stroll away, an area of designated parkland provides a wonderful amenity for the village and enhances the appeal of this delightful home.

The accommodation unfolds from the front door through a welcoming entrance hall into the inner hall, where the traditional Victorian staircase rises to the first floor. Reception rooms are arranged to either side, including a charming sitting room centred around a handsome arched fireplace with an inset wood-burning stove, creating a wonderfully cosy atmosphere while enjoying an outlook over the peaceful lane to the front.

The separate dining room is particularly well proportioned and flows seamlessly into the beautifully appointed contemporary Shaker-style kitchen. From here, a stable door opens into the superb garden room, undoubtedly the heart of the home, where large windows and glazed doors frame delightful views across the terrace, the beautifully landscaped garden and the surrounding pastoral countryside beyond. It is a wonderful space for both everyday living and entertaining.

The study is another excellent asset and provides considerable flexibility. It could equally serve as a generous double bedroom, with scope to create an en-suite bathroom, subject to the necessary alterations. Alternatively, this part of the house lends itself to conversion into a self-contained annexe, with the adjoining large conservatory creating an impressive sitting and dining space. There is also further potential to extend the accommodation if ever required, subject to the necessary planning consents.

The first-floor bedrooms are arranged to the front and rear of the cottage. Bedroom Two enjoys particularly fine views across neighbouring countryside towards the wooded hillsides of Wraxall and Tickenham, with glimpses of the picturesque parish church nestling amongst the trees.

Continuing the Victorian country cottage character of the property, the bathroom is beautifully appointed and features an elegant freestanding claw-foot roll-top bath with a shower over, offering the choice of a long, relaxing soak or a quick shower to suit the occasion.

The Gardens
The cottage occupies a wonderfully peaceful position at the end of The Grove, where there is virtually no passing traffic. A gate opens onto the driveway, providing parking for several vehicles and leading to the attached garage with an up-and-over door, power, lighting, overhead storage and a personnel door to the rear.

The gardens are a particular delight. Colourful shrub borders enhance the approach, while to the rear an extensive paved terrace enjoys sunshine from mid-morning until sunset, making it an ideal setting for outdoor dining and entertaining. Beyond lies a beautifully framed decked koi pond, an expansive lawn and a wonderful collection of mature trees, shrubs and specimen planting that provide year-round interest together with welcome shade during the height of summer. At the far end of the garden, a further slate-chipped seating terrace enjoys uninterrupted views across the adjoining countryside and offers another superb place to relax.

Overall, the rear garden extends to approximately 100 ft (30.4m) from the rear of the house.

The Location – The Grove, Wraxall
Wraxall is one of North Somerset's most sought-after villages and was historically the seat of the Gibbs family, whose immense wealth during the Victorian era enabled them to transform Tyntesfield into one of the country's finest Gothic Revival houses. Today, Tyntesfield is one of the National Trust's flagship country estates.

Historically, much of Wraxall formed part of the Tyntesfield Estate, and the Gibbs family commissioned many of the village's most notable buildings, including the Temperance House, the village school, almshouses, farmhouses, cottages and numerous estate buildings that continue to define the village's distinctive character today.

Remarkably, Wraxall has changed little over the years and retains much of the charm that first attracted the Gibbs family. While a small number of additional homes were constructed in The Grove following the Second World War, many to house estate workers, the village has retained its peaceful and unspoilt atmosphere.

Village amenities include the beautifully restored Temperance House, formerly the Battle Axes Inn, now reimagined as an impressive community hub incorporating a café, business centre, meeting facilities and a collection of individually designed luxury guest rooms.

Nearby is the highly regarded, award-winning Touts food store and garage, while the neighbouring town of Nailsea provides an excellent range of facilities including highly regarded schools, health centres, cafés, restaurants and both Tesco and Waitrose supermarkets.

The area enjoys excellent connectivity, with convenient access to Bristol, Nailsea and the surrounding centres, while remaining surrounded by some of North Somerset's finest countryside.

The Grove itself is a delightful, quiet lane lying just south of the B3130 in the very heart of the village. Unlike many rural lanes, it experiences virtually no through traffic, creating an exceptionally peaceful setting. At the end of the lane, a public footpath leads directly across the beautiful valley towards Nailsea, while a well-equipped children's play area and open parkland provide further recreational opportunities just moments from the property.
