Lot B – 22.80 Acres - Lot B is set to the north of Lot A and comprises a single parcel of sloping pasture land extending to approximately 22.80 acres (9.23 hectares) in total. The land is enclosed to the north and west by mature hedgerows and to the south by the hardcore track included with Lot A. The land is classified as Grade 3 on the Agricultural Land Classification Maps and the soil is recorded as freely draining slightly acid loamy soils and shallow lime-rich soils over chalk or limestone.

The purchaser of Lot B will be responsible for erecting a stockproof fence from points A-B and B-C as per the corresponding plan and installing an appropriate gate for access. The purchaser of Lot B will also be granted an unrestricted right of way for access over the entrance in Lot A from Portway Hill set on the western boundary. Please see the legal pack for full details of the fencing requirements and the right of way. The land also benefits from views of the wider undulating landscape.
