IMPORTANT INFORMATION
GUARANTOR REQUIREMENTS
All tenants are required to provide a homeowner guarantor based in mainland England, subject to referencing and approval.
Where tenants enter into a joint tenancy agreement, they will be jointly and severally liable for the rent and other tenancy obligations. Guarantor liability will be determined by the terms of the relevant guarantee agreement.
HOLDING DEPOSIT
A refundable holding deposit of £530.77, equivalent to one week's rent for the whole property, is required to reserve the accommodation. This equates to approximately £132.69 per person, based on four tenants.
The holding deposit may be applied towards the first month's rent or tenancy deposit with the tenants' agreement once the tenancy agreement has been signed.
The holding deposit will be refunded unless a legally permitted reason for retention applies under the Tenant Fees Act 2019, including where an applicant withdraws, fails a Right to Rent check, fails to take reasonable steps to enter into the tenancy agreement or provides materially false or misleading information affecting their suitability. Statutory deadlines and written notification requirements apply.
TENANCY DEPOSIT
A refundable tenancy deposit of £2,300.00, equivalent to one month's rent, is payable in accordance with the agreed payment arrangements and applicable legislation.
Where a traditional cash deposit is taken, it will be protected within a government-approved tenancy deposit protection scheme, and the relevant prescribed information will be provided.
ZERO DEPOSIT OPTION
An alternative to paying a traditional cash tenancy deposit may be available, subject to the provider's eligibility criteria, charges and terms. Further details are available from Harringtons Lettings.
BILLS INCLUSIVE PACKAGE
An optional bills inclusive package is available at an additional cost. Prospective tenants should confirm which utilities and services are included, the total monthly cost and any applicable fair usage conditions before proceeding.
PERMITTED TENANT PAYMENTS
In accordance with the Tenant Fees Act 2019, the following payments may apply where legally permitted and provided for in the tenancy agreement:
Changes to the Tenancy Agreement: Where a tenant requests an amendment to the tenancy agreement, a charge of up to £50 may apply, or a higher reasonable charge where evidenced costs exceed this amount.
Late Payment of Rent: Where rent remains outstanding for 14 days or more, interest may be charged at a maximum annual rate of 3% above the Bank of England base rate, calculated on the overdue amount for the period it remains outstanding.
Lost Keys or Security Devices: Tenants may be charged the reasonable and evidenced costs of replacing lost keys or security devices.
Early Termination or Insufficient Notice: Where a tenant requests to end the tenancy early or fails to provide the required notice, any payment must comply with the Tenant Fees Act 2019 and must not exceed the amount legally recoverable.
