    Full Management - If you're looking for full peace of mind, then our fully managed service would suit you. At our initial meeting we assess the market rent and outline a bespoke marketing strategy. We conduct viewings to our pre-qualified tenants and draw together the legal documentation. Included within our service is comprehensive referencing, full photographic inventory, rent collection, periodic property inspections and arranging repairs. Our team are on hand to conduct end of tenancy inspections, serving of notices and any deposit resolution and release.

    Referencing & Registration of Deposit - Securing the best tenant for you is crucial, all of our pre-qualified tenants are referenced through an independent referencing company prior to acceptance. We arrange collection of deposit and register this with a Government Approved Tenancy Deposit Scheme. With constantly changing regulations, our team will ensure your property is up to date including gas safety, smoke alarms and carbon monoxide detectors. We can also arrange Energy Performance Certificates and electrical safety inspections as required.

    Property Inventory, Inspections & Repairs - Your property manager will produce a full property and contents inventory at the beginning and end of each tenancy. The inventory includes detailed descriptions and photographs which forms the basis of the deposit registration. Throughout the tenancy, we conduct regular inspections and provide you with a report. In addition to this, we operate a 24/7 online repair reporting facility that allows your tenant to report issues as they occur. We work with an excellent team of verified and trusted local contractors to ensure your repairs are completed to a high standard.

    Tenant Find - A part of our Tenant Find service, we will provide you with a full market appraisal and agree a comprehensive marketing strategy to showcase your property. We will reference prospective tenants and upon application, prepare legal documentation and register the security deposit.

Information For Tenants

    We understand that finding a home to rent can feel overwhelming, particularly with the pace of the market. This is why our team of experts are ready to help you at every stage of your journey. Our qualified and helpful team are happy to assist you with every aspect of finding your ideal home to rent; from advising you on the local area to arranging viewings of suitable properties. We will guide you through the paperwork prior to you settling into your new home.


    Your journey Starts Here

    It is recommended that you register on our lettings mailing list so you will be the first to hear when a suitable property becomes available. Once we have matched your requirements, we will arrange individual viewings to see if the property will work for you. Once you have found the right home, all occupiers over the age of 18 will need to submit a formal application and will be named within the Tenancy Agreement and subject to referencing.

    Referencing - We conduct referencing through a independent referencing agency, which normally includes credit checks, current employment details, previous Landlord/Letting Agents references, and if self-employed, accounts and income details for the past three years. Identification documentation and proof of current residency must be provided for each adult wishing to reside within the property. Landlords and Letting Agents are required to conduct Right to Rent checks on all prospective adult tenants before the start of a tenancy.

    The Tenancy Agreement - The tenancy agreement is a legally binding document between yourself and the Landlord which clearly sets out the terms and conditions and the obligations of both parties. All our new tenancies are Assured Shorthold agreements which will run for a minimum period of at least six months. 48 hours before your tenancy start date, you will need to provide us with the required funds, which usually includes the security deposit and first month's rent. On the day of moving in, after you sign your tenancy agreement, your property manager will issue you with the photographic inventory along with all the necessary property information and a full set of keys.

    Schedule of Condition & Inventory - Prior to your occupation of the property, a full photographic Schedule of Condition of the property and Inventory of any contents will be provided to you. It is important that you check the documents prior to move in to ensure they are an accurate representation as this will form the basis of your tenancy deposit registration and release. This document will need to be signed and returned to Bentons within 7 days of the agreement date.
