      Elliot Oliver stood out among those who presented
      I needed to sell my late mothers house in Cheltenham, a 3-bedroom detached house in the Pittville area. Being a former RICS estate agent with 45 years' experience I reckon I'm a pretty good judge of people and businesses. I asked a small number of agents to provide an initial market appraisal. I made it clear I didn't want to be flattered with pie in the sky values and that as I lived 125 miles away, my priority was to receive good proactive communication. Ross Burbidge of Elliot Oliver stood out among those who presented to me, (well he would do - he's about 6'4"!). While his was not the highest estimated achievable sales price, it was obvious he had a very good knowledge of the market and his was the firm I favoured. Obtaining grant of probate took 6 months and during this period I received several calls from Ross 'chasing' for my instruction, but never in an irritating way. I liked his determined but respectful approach to winning my business - it's how I used to train my own staff. Surprisingly I received no follow-up contact at all from any of the other agents - not good. Eventually in September 2021 the property was put on sale, then at an asking price considerably above the earlier probate valuation and higher than Ross's initial figure, which in my view seemed optimistic - but then Ross knew what the local market was doing and I didn't.20 or so viewers in the first weekend block viewing! The sales team e-mailed details of each viewer as the appointments were booked - the e-mails kept on coming - impressed. EO conducted the viewings which produced 9 offers, all but one at or above the asking price. A sale was agreed straight away, not to the highest bidder but to a first-time buyer couple who seemed the best bet. They weren't! In February just days before exchange they withdrew, giving a wholly spurious excuse. Hey-ho, seen it all before, so the house went back on sale at an even higher asking price, following the market trend. A similar response to the second block viewing with every individual viewer again confirmed in advance. A sale was agreed immediately at the new asking price and this time contracts exchanged and completed in June.Although the whole process took longer than either I or Elliot Oliver had anticipated, I have no complaints. The sales staff and administrators at EO are pleasant, helpful, professional, responded well to any queries I posed and proactively kept me informed with developments. And Ross and his colleagues proved their worth in spades - the house sold for almost £100,000 more than the initial probate valuation and so now all I've got to do is pay the Capital Gains Tax due, ah well .....So, Elliot Oliver - all good people, know their stuff, give good advice, managed the process effectively and got a terrific result for me - I'd certainly have no hesitation in using them again. Recommended!
