Average asking prices in Wales increased by 2.1% in April to ÂŁ167,532. The increase came despite unsold stock levels seeing their biggest increase for four years, from 70 to 74 properties.
After a couple of months of uncertainty, estate agents are now reporting that the higher levels of enquiries and viewings experienced in January and February are slowly converting into more concrete offers and agreed sales. Search activity on Rightmove broke previous records in three out of the four weeks of February.

Rightmove’ Q1 First-Time Buyer Report finds that the proportion of buyers intending to purchase for the first time over the year ahead in Wales stands at less than one-in-five. Prospective first-time buyer levels dropped from 18.4% in the final quarter of 2010, to just 18.7% in Q1 2011.
