    Our service tailors the marketing to the need of the client, not the need of the agent. That is why we spend far more time, energy and money advertising each of our properties than we do our own services. Your property gains at least the same level of market exposure as any national/ international agent can provide, with the all-important addition of time expenditure and local knowledge that they cannot hope to provide.

    The single biggest problem with estate agents is a lack of understanding of what they're actually there to do.

    Buying a property is less about bricks and mortar, more about the personalities involved. Every house is as unique as its owners, with its own heart and character. It expresses their emotions and loves. And the people who buy it will only do so if they share those values. Of course it needs to cover the basic parameters, such as area, living spaces, school catchments etc. But emotion is usually the clincher.

    So each word we write and photo we shoot is designed to seduce the one, perfect buyer who will fall in love with it.  And it's amazing how often the feedback to our marketing is "you must really love that house!" Whether we do or we don't, we make sure we completely understand it so that we can explain it to the right people.

    And if it's an emotional purchase for them, it's just as emotional for you! There is a certain amount of disruption and stress that's unavoidable. But it's far more manageable if you feel comfortable with the process. And that includes trusting your buyer, feeling confident they'll stay true to the process because someone is always in charge of overseeing it.

    We take willing responsibility for everything from qualified viewings and feedback, to financial checks, to chain management, even fixing locks. And however crazy the question may sound when it wakes you at 4am, we will probably have heard it before! Some call it pastoral care. We call it providing the service we would want for ourselves.

    Professionals with an unrivalled reputation

    James, Harriet, Liz, Amanda and Andrea between them have handled thousands of properties, run regions for large agencies, transacted some of the most complex forms of sales (multiple titles, lack of proof of ownership, subsidence history etc), and successfully sold many properties others thought impossible to sell.

    James Cridland started his career in some of the most demanding property markets in the UK and is well known around Oxfordshire as a trusted and honest agent. A healthy proportion of the properties Cridland and Co sell are properties he sold to those clients many years ago, often before opening this business in 2011. Clients track him down because of the exceptional standard of service they received in the past, and a depth of knowledge gained from always wanting to know the solution to every problem, rather than leaving it to others to deal with. He is especially adept at handling the peculiarities of character houses. If it's a complex or unusual property, he is one of the best in the industry to handle it.

    Harriet Cridland ran her own successful recruitment business for ten years, before selling it and taking a career break to bring up twins. She has now been the "engine room" running the accounting and branding for the business since opening. Her ability to juggle finances and forecast expenditure versus income with accuracy has to be seen to be believed, and ensures the business is financially independent with no borrowing - very rare in this industry. She also has an uncanny ability to predict the market.

    Liz Nuttall has worked with James several times - some might say a glutton for punishment! Most recently she ran the administrative team for a major Oxfordshire independent agency, caring for a portfolio of lets worth hundreds of millions. Hence her organisational abilities are quite extraordinary. If it's anything to do with any aspect of lettings, be it legal or practical, there are few in the region with her knowledge. And in sales, her ability to put herself in the shoes of the client sets people at ease and ensures they always know she is looking after them first and the company second. 

    Amanda Thomas spent 20 years in Formula One running a driver management company, which sounds glitzy, but at some point Amanda had seen the inside of one too many airport lounges... Amanda has an almost frightening determination to solve a problem. Witness the day we were told there was "no way on earth" any remover could help our clients before Christmas. Two hours later, she found one. Outside work,  running both family and a rugby club make sleep a luxury. We have never asked how she fits it all in...

    Eden Bryant is a conundrum. For a young lady currently in her final year of University, she has a serene air of maturity and integrity way beyond her age. Clients and viewers alike continuously feed back how impressed they are with her attitude, knowledge and keenness. As our weekender and occasional holiday assistant, it's impressive how many properties she has been primarily responsible for selling!

      We selected Cridlands as our exclusive selling agent based upon our interviews of 3 agents, including Cridlands, and our reading of customers' experiences with these agents. Cridlands came out on top, by a large margin. 

      During the first week our house was on the market we received 4 offers, all close to the asking price. A clear indicator that James and his team had perfectly prepared and selected the potential buyers they brought to the house, and had assessed the market value of our house extremely well. We were feeling that things were moving forward when James told us that our cash buyer was turning out not to have the necessary cash. In parallel, the solicitor of the buyer said that the buyer had gone on leave and had not instructed her before leaving. 

      At that point it seemed to us that the buyer was not serious and that we should put the house back on the market without further ado. James was able to persuade us to stick with this buyer, and in the end he was absolutely right since 2 mortgages eventually came through for the buyer and completion was only delayed by a week. Throughout this very uncertain period James and his team had empathy, were very reassuring and always totally professional, which helped calm us down.

      In retrospect we think that with a different agent our sale would probably have gone belly up.
