Now in our fifteenth year, and with two generations working in the business, we're enjoying immensely being an integral part of helping clients achieve their goals across the villages of Central and North Oxfordshire. And with a Google Reviews score of 4.9/5 we're clearly doing something right.

Our ethos is simple: Provide the service we would want for ourselves. Hence we handle all our business in-house. From viewings to negotiations, sales progression to empty property care, we handle it all ourselves. Why? Because it's the right thing to do, and achieves the best outcome.

The same ethos applies for sourcing a solicitor or mortgage broker, a builder or a surveyor, even a locksmith or a decent pub. We recommend because they're the right place to go for a top quality experience - we earn no kickbacks.

And being a small company we can provide all the same level of market exposure as any national/ international agent, with the all-important addition of time expenditure and local knowledge that only a small local independent can offer.

In addition, we are socially and ecologically responsible. Our office solar panels produce a surplus. We walk or cycle to as many appointments as we can. And we give back to our community wherever we can, from village fete sponsorship to kitting out Bicester rugby club and supporting Nai's House mental health charity.

It's not property, it's people...

The single biggest problem with estate agents is a lack of understanding of what they're actually there to do.

Buying a property is less about bricks and mortar, more about the personalities involved. Every house is as unique as its owners, with its own heart and character. It expresses their emotions and loves. And the people who buy it will only do so if they share those values. Of course it needs to cover the basic parameters, such as area, living spaces, school catchments etc. But emotion is usually the clincher.

So each word we write and photo we shoot is designed to seduce the one, perfect buyer who will fall in love with it. And it's amazing how often the feedback to our marketing is "you must really love that house!" Whether we do or we don't, we make sure we completely understand it so that we can explain it to the right people.

And if it's an emotional purchase for them, it's just as emotional for you! There is a certain amount of disruption and stress that's unavoidable. But it's far more manageable if you feel comfortable with the process. And that includes trusting your buyer, feeling confident they'll stay true to the process because someone is always in charge of overseeing it.

We take willing responsibility for everything from qualified viewings and feedback, to financial checks, to chain management, even fixing locks. And however crazy the question may sound when it wakes you at 4am, we will probably have heard it before! Some call it pastoral care. We call it providing the service we would want for ourselves.

Who are we?

Introduction

Professionals with an unrivalled reputation

James Cridland has worked in some of the most demanding property markets in the UK and is well known around Oxfordshire for his integrity, knowledge and humour. He is especially adept at handling the peculiarities of character houses, which are his particular interest. If it's complex or unusual, he is one of the best in the industry to handle it.

Harriet Cridland has been the "engine room" running the accounting and branding for the business since opening. Her ability to juggle finances and forecast expenditure versus income with accuracy has to be seen to be believed, and ensures the business is debt free - very rare in this industry.

Alfie Cridland was always obsessed with buildings and design (between Lego and Minecraft it was pre-destined), hence took an architecture degree at Falmouth. But this led him to find a greater interest in existing buildings, and he has joined us in 2025 as a trainee surveyor and estate agent. He is already proving to be a diligent and very able member of our team.

Liz Nuttall has worked with James several times - some might say a glutton for punishment! Most recently she ran the administrative team for a major Oxfordshire independent agency, caring for a portfolio of lets worth hundreds of millions. If it's any aspect of lettings, be it legal or practical, there are few in the region with her knowledge. But she is also exceptional in sales, using the same organisational skills from lettings to process chains speedily.

Amanda Thomas spent many years in the high pressure world of Formula One running a driver management company, which sounds glitzy, but at some point she had seen the inside of one too many airport lounges... Amanda has an obsessive determination to solve a problem (office nickname "stalker"). Witness the day we were told there was "no way on earth" any remover could help our clients before Christmas. Two hours later, she had found one. But beyond that, she is one of the kindest people we know. Clients know she's always their supporter.

John Littlejohn has property experience ranging from sales in his childhood home of Malta to managing the extraordinarily complex logistics of a modern new development with hundreds of units. His knowledge is broad and his manner is very straightforward, something viewers compliment him on frequently.

Always totally professional

We selected Cridlands as our exclusive selling agent based upon our interviews of 3 agents, including Cridlands, and our reading of customers' experiences with these agents. Cridlands came out on top, by a large margin.

During the first week our house was on the market we received 4 offers, all close to the asking price. A clear indicator that James and his team had perfectly prepared and selected the potential buyers they brought to the house, and had assessed the market value of our house extremely well. We were feeling that things were moving forward when James told us that our cash buyer was turning out not to have the necessary cash. In parallel, the solicitor of the buyer said that the buyer had gone on leave and had not instructed her before leaving.

At that point it seemed to us that the buyer was not serious and that we should put the house back on the market without further ado. James was able to persuade us to stick with this buyer, and in the end he was absolutely right since 2 mortgages eventually came through for the buyer and completion was only delayed by a week. Throughout this very uncertain period James and his team had empathy, were very reassuring and always totally professional, which helped calm us down.

In retrospect we think that with a different agent our sale would probably have gone belly up.
